A narrow lot does not automatically rule out building a comfortable, well-designed new home. Across Delmarva, many older mobile home communities and coastal neighborhoods have long, narrow properties that require a home plan and site approach tailored to the land.
Before selecting a home, the property needs to be reviewed carefully. Lot width is only one part of the picture. Setbacks, foundation and elevation requirements, utilities, drainage, delivery access, and space for the crane set can all affect what can be built.
What Should Be Reviewed on a Narrow Lot?
Every property is different, but the early planning conversation commonly includes:
- Buildable width and setbacks: Local requirements determine how much of the lot can be used for the home.
- Home dimensions and layout: A front-to-back design can use a narrow footprint while preserving comfortable living space.
- Foundation and elevation: Coastal and flood-zone properties may require a specific foundation design or finished-floor elevation.
- Utilities and site conditions: Water, sewer or septic, electric service, drainage, and existing structures must be considered.
